View Full Version : been offered a small yard

my friend is maybe moving out of her yard in the next few weeks, so it will be up for rent. it has 3 stables, 2 are huge and other normal size, tack room, hay barn, sand school, and about 3 acres, for £200 pm. also has a caravan there with electric and heating etc that im gonna enquire into living in.

i think this might be a really good opportunity for me, especially buying and selling wise because having a school is really handy for breaking and schooling properly. also i will be sharing it with my friend so its only £100 pm each so i can still keep on my big field for horses not in constant work.

i can also take jazzs foal to be weaned there too without paying the massive livery charges that they charge around here!

what do you think? going over there tomorrow so will take some pics, but its a lovely little set up, and if i can live there too, then travelling wont be too much of a problem!

See what you think, stay neutral to the idea, dont get too ahead!

See how you feel to the place and if it would really be useful to you and if you would be fine living in a caravan [novelty can wear off!]

well ive seen the place before a few times, as 2 of my friends have rented it before now, and both of them left because they bought their own land, and i lived in a caravan for 2 years outside my parents house lol

i wouldnt be moving into the caravan permanently but as i work night shifts it'll be handy for me to sleep there during the day to cut down travelling.

I think it sounds like a fantastic, not to be missed, opportunity. If something like that came up near me, I would jump at the chance to get it! Do the stables etc also have electricity?

yep all electricity and the school has flood lights, not very good ones but still flood lights all the same!! ive been waiting for this yard to come up for 3 years now, and the caravan is right next to the stables and opposite the sand school, its so perfect, the only down sides are

1.not sure if the land lord will have kids there - the girl ill be sharing with has two young children
2.its 7 miles from my current field that ill be keeping on, so more fuel, but if im living at the yard i wont be going to and from too much, just be extra travelling. but im hoping if i can get this going i can cut down my working hours a little, so i can still pay everything i need to buy have more time for the horses i have at the time

Understandable, just be sensible about it. When we were looking at places to rent i didnt think quite clearly on the first one but realised i was being a little too ambitious. Sensible is the way to go, but it sounds like a fab deal!

yeah im gonna have a chat with my mum and see what she says, and then talk again with my friend, as we've been looking for a place for a while now. usually their either too big, too small, no school or too expensive!

sounds good Stacey but echo what others have said, also be careful about living in a caravan on site, there are rules regarding it, we have on on our yard and the lady who owns the land isnt allowed to live there unless there is a stallion at the yard... its ****** cold in winter, too...

good luck though hun, it would solve yr problem with yr mum thats for sure lol

lol yeah thats what im thinking!! although ill still be living here, just somewhere to go if i need space, plus daytime sleep.

I would be jumping at that if it was around here! I pay £174.00 per month for my two at our yard. It isn't private - my friend and loaner of Jakes has the other stable and we have a new livery in the last stable. Sounds like a really great place - especially the sand school.

well im not going tomorrow, as i was supposed to be looking at a pony that my friend currently has there but shes just sold her so i will be waiting till i know if shes definately moving or not, then will go up :)

Sounds fab!!!!! living in a caravan isn't so bad if your doing it for you horses, I know I would, the yard sounds great, very cheap! I pay £318 for my field :O I would rather be there on my own though if I had the choice, your be able to to everything with CJ.

Can't wait for photos!

its ok lol i am keeping the field that i have at the moment, its £170 for ten acres which i split between myself and mums oh, who is the actual owner of ted and tammy, so really i only pay £85 pm for that, plus its all set up how i want it now and its closer to my house so them two and cj and jazz will be staying there untill i need to work on them which wont be till next year now, trudee will come to the new yard to be schooled, and may get another one in to break or school to sell
